Pre-commissioning Checklists

Given today’s sophisticated building systems, tight construction budgets and short construction timelines, owners need to use the commissioning process to help deliver buildings that perform as intended. Pre-commissioning checks are an important part of the commissioning process of a building and allow for a smooth transition to the testing phase of the program.

They can be included in or required by the commissioning plan. These could be stand alone for individual equipment/systems, and/or include essential elements of the Commissioning Test/Inspection Plans.

The benefits of pre-commissioning the HVAC system are:

Ensure the installation is per the contract design.
Identify problems and resolve issues prior to the commencement of testing.
Easier and cost effective to remedy issues at the start of project rather than during commissioning.
Early resolution of problems reduces delays in commissioning and the overall project program.

The pre-commissioning checklists are not intended to replace the mechanical contractors own QA checks.
