Pre-commissioning Checklists
Given today’s sophisticated building systems, tight construction budgets and short construction timelines, owners need to use the commissioning process to help deliver buildings that perform as intended. Pre-commissioning checks are an important part of the commissioning process of a building and allow for a smooth transition to the testing phase of the program.
They can be included in or required by the commissioning plan. These could be stand alone for individual equipment/systems, and/or include essential elements of the Commissioning Test/Inspection Plans.
The benefits of pre-commissioning the HVAC system are:
- Ensure the installation is per the contract design.
- Identify problems and resolve issues prior to the commencement of testing.
- Easier and cost effective to remedy issues at the start of project rather than during commissioning.
- Early resolution of problems reduces delays in commissioning and the overall project program.
The pre-commissioning checklists are not intended to replace the mechanical contractors own QA checks.
